Competitive Analytics Professionals (CAP) provides a point-level dataset of shopping centers across the U.S. and Canada. The dataset includes properties with a Gross Leasable Area (GLA) as low as 40,000 square feet, allowing CAP to track over 44,000 shopping centers across North America. 

Use Case

  1. Determining which traffic generators are located within various center types in a target location. 

Methodology

CAP utilizes open data sources such as business directories, government records, and commercial real estate listings to identify shopping centers. To gather further information regarding the attributes of these shopping centers, CAP uses data from point-of-sale systems, foot traffic sensors, and customer feedback tools. 

Attributes 

CAP’s key attributes include:  
  1. Gross Leasable Area (GLA): Used to measure the size of the shopping center. Square foot is unit used to measure GLA 
  2. Center Type: Centers are classified into a variety of different types: Regional, Super-Regional, Outlet etc. 
  3. Parking: Is there car parking available at the center 
  4. Address Details 
  5. Tenant lists: List of businesses that occupy the center. 

Limitations

  1. Incomplete or Outdated Data: CAP’s dataset may not always capture the most recent market changes, including tenant turnovers, renovations, or new developments.
  2. Inconsistent Data Sources: Since the data is aggregated from multiple sources—such as public records, surveys, and proprietary databases—the quality and level of detail may vary across different entries.
